Application by Hekmat Jarrar to enable a 19-unit seniors housing development located at 5 and 7 Kingswood Drive, Hammonds Plains. [PDF]

The applicant wishes to develop a 19-unit townhouse-style development at 5 and 7 Kingswood Drive, Hammonds Plains designed for seniors. The major aspects of the proposal are as follows:
• 19 two-bedroom townhouse units (3 blocks of 5 units and 1 block of 4 units)
• Units ranging between 1,252 – 1,455 square feet
• 800 square foot accessory office
• 900 square foot community room and central courtyard for resident use including a covered patio and community garden
• 20 ft. 8 in. building height
• Vehicular access from Kingswood Drive
• Walkway connecting the development to nearby community and local commercial uses
• Serviced by central water service and on-site sewer service

In preparing the recommendation to North West Community Council, the Committee is being asked to assess potential impact on the community in terms of the following:
• Architectural design including the scale of buildings and exterior finishes
• Site layout
• Landscaping measures
• Open space and parking
• Access to commercial and community facilities
• Adequacy of services and facilities
• Road network including access to and egress from the site
