The applicant wishes to enter into a development agreement to permit the construction of three townhouse units and two backyard suites. The major aspects of the proposal are as follows:

  • One townhouse dwelling containing three units which would be 3 storeys tall and approximately 89.1 square metres per unit;
  • Two backyard suites and one secondary suite which would meet requirements as set in the Timberlea / Lakeside / Beechville LUB;
  • Access to St Margarets Bay Road from a shared driveway;
  • Maximum 10 parking spaces;
  • Removal of an existing single unit dwelling;
  • Retention of existing trees and vegetation;
  • Shared outdoor amenity space which will include hard and soft landscaping features; and,
  • Privacy buffering from existing residential uses to the south and east.

The Development Plans (provided below) outline the development proposal in detail, and include information related to the location of proposed buildings, parking, walkways, and amenity spaces.

Process

The application will be considered under Policy UR-9 of the Timberlea/Lakeside/Beechville Municipal Planning Strategy. This policy allows Council to consider townhouse developments within the Urban Residential Designation through a development agreement. Development agreements are discretionary applications, meaning that they require the approval of Council to proceed. This document outlines the process and public engagement requirements for a development agreement.
