Amendment to Appendix A-1 within the Beaver Bank/ Hammonds Plains/ Upper Sackville Land Use By-law.
Proposal
The applicant wishes to amend Appendix A-1 within the Beaver Bank/ Hammonds Plains/ Upper Sackville Land Use By-law to change the maximum permitted units on 326 and 328 Beaver Bank Road (PID 41535998 & 41517525). Please note, PID 41535998, civic 326, is listed in Appendix A-1 as PID 41052978. The PID number has changed since the creation of Appendix A-1, however, this change does not affect the total number of units that are permitted on that property through the Appendix.
The major aspects of the proposal to amend Appendix A-1 are as follows:
- 326 Beaver Bank Road: increasing the total permitted units from 240 units to 266 units
- 328 Beaver Bank Road: increasing the total permitted units from 120 units to 133 units.
- The proposed amendments to Appendix A-1 would result in a total of 39 additional units being permitted on the two abutting lots.
- The existing 360 units were previously approved on the subject properties through the as-of-right process and are included within Appendix A-1. This application does not alter the previous approved number of dwelling units.
The application documents (provided below) outline the development proposal in detail, and include information related to the site plan, building plans, and traffic impacts.
Process
The application will be considered under the Land Use Bylaw Amendment Process.
Status
A public hearing will be held by North West Community Council on September 8, 2025 at 6:00 p.m. at Halifax City Hall (Council Chamber), 1841 Argyle Street, Halifax, NS.
All oral and written submissions will be considered at that time. Written submissions are welcomed and encouraged in advance of the hearing itself. These submissions are distributed to all Councillors and considered at the time of their decision. Written submissions may be forwarded to the Municipal Clerk by e-mail; by fax, 902-490-4208; or by mail, P.O. Box 1749, Halifax, NS, B3J 3A5. Written submissions must be received by the Municipal Clerk’s Office as early as possible and not later than 3:00 p.m. on September 8, 2025. Please allow sufficient time for delivery.
