Application by ZZap Consulting Inc., on behalf of the property owner requesting to rezone the lands at 348 Pleasant Street, Dartmouth (PID 00247940), from INS (Institutional) to COR (Corridor), to develop a 7-storey residential building.
Proposal
The applicant is requesting to rezone the lands to COR, which would permit the development of any of the uses permitted within the COR zone. However, the developer has indicated they intend to develop a 7-storey (20 metres) residential building on the site.
The major aspects of the proposal are as follows:
- Rezoning the land from the INS zone to the COR zone;
- A 7-storey (20 metre) residential building is proposed as the development to be constructed on the lot, should the rezoning occur; and
- This application is not to approve or deny the construction of a 7-storey building, it is only reviewing the rezoning of the lands. Any proposed development on the lands will still need to apply for a permit and meet all requirements set out in the Land Use By-law.
The Development Plans (provided below) outline the development proposal in detail, and include information related to the project rationale, a preliminary site plan/ rendering of the dimensions of the building that could be enabled through the COR zone, the servicing of the site, and traffic considerations.

The application will be considered under the Rezoning Process.
Status
This application has gone through the initial team review stage of the process where the request is reviewed by internal municipal staff as well as external agencies. The process will now move into the public engagement stage. A sign will be erected on site shortly, and the public engagement phase of the process will be organized to seek feedback form the pucblic. Further information will be updated to this website once engagement is underway.
