Request
An application by Paul Skerry Architects Limited to enter into a Development Agreement to allow for a 7 to 8-storey mixed use building containing 70 residential units and main-level commercial facing Sackville Drive at 498 Sackville Drive, Lower Sackville.
Proposal
The applicant wishes to build a mixed-use building. The major aspects of the proposal are as follows:
- Proposing 70 residential units, as well as a 337 square feet of commercial space;
- As this is a sloped sight, the building appears as 7-stories facing Sackville Drive and 8-stories facing Seawood Avenue.;
- Driveway access on Seawood Avenue accessing 2 levels of underground parking; and,
- Indoor and outdoor amenity space for use by building residents.
The Development Plans (provided below) outline the development proposal in detail, and include information related to the proposed building, amenity spaces, parking locations, driveway access, and landscaping.

The application will be considered under the Development Agreement Process.

This application is now at the public engagement stage in the application process. Municipal planning staff are seeking your feedback on the proposal. Your participation is important to us, and we encourage all members of the public to participate.

Public comments, questions, and feedback can be provided by any of the following ways:
- Attend the Public Open House on Wednesday, November 20th, 2024 from 7p.m. to 9p.m at the Acadia Hall, 650 Sackville Dr, Lower Sackville. Planning staff and the applicant will be present to discuss the proposal and respond to questions from the public. An Open House is an informal setting in which people can get information about the project and have a conversation with HRM staff and the Applicant. Please note there will be no presentation, audience seating, or microphone at this meeting.

Staff will seek to close the public engagement period on December 2nd, 2024 and kindly request that any comments are provided by this date to allow the application process to progress. After this date plan refinement and drafting of a draft development agreement and staff report will begin.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Dartmouth.
