NOTICE OF APPROVAL
HARBOUR EAST MARINE DRIVE COMMUNITY COUNCIL
On October 17, 2024, Harbour East Marine Drive Community Council approved the substantive amendment to the existing Development Agreement to add two dwelling units to the existing building at 2 Montebello Drive, Dartmouth.
Request
ZZAP CONSULTING INC. is requesting a substantive amendment to the existing Development Agreement to add two dwelling units to the existing building at 2 Montebello Drive, Dartmouth.
Proposal
The existing Development Agreement registered on the subject property permits 42 residential units (Case 23374).
The applicant is requesting to increase the amount of permitted dwelling units from 42 to 44 by converting proposed indoor common rooftop (penthouse) amenity space into residential units. The total amenity space will be reduced from 2650 sq. ft. to 700 sq. ft.
The Development Plans (provided below) outline the development proposal in more detail, and include information related to the planning rationale and floor plans.
Process
The application will be considered under the Substantive Amendment Development Agreement process.

TAKE NOTICE THAT HARBOUR EAST MARINE DRIVE COMMUNITY COUNCIL did, on THURSDAY, OCTOBER 17, 2024 approve the following application:
PLANAPP 2024-00648: ZZAP CONSULTING INC. is requesting a substantive amendment to the existing Development Agreement to add two dwelling units to the existing building at 2 Montebello Drive, Dartmouth.
Any aggrieved person, the Provincial Director of Planning, or the Council of any adjoining municipality may, within fourteen days of the publishing of this notice, appeal to the Nova Scotia Utility and Review Board (902-424-4448) in accordance with the provisions of the Halifax Regional Municipality Charter.
This notice was posted to this site on October 18, 2024 in accordance with the requirements of the Halifax Regional Municipality Charter.
Documents Submitted for Evaluation
The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Halifax.
