Application by KWR Approvals Inc., on behalf of LawDia Developments, to amend the policies for Block B of the River-Lakes Secondary Planning Strategy within the Municipal Planning Strategy for Planning Districts 14 and 17, and also to amend the Land Use By-law to enable a development agreement for 16 townhouse units on a portion of Block B in Canal Court, Fall River.
Proposal
The subject property for the townhouse proposal is located on PIDs 40762106, 40770323 and 41026063 situated at 19 McPherson Road, Fall River. The property is designated River-Lakes Village Centre of the River-Lakes Plan Area (MPS) and is zoned Canal Court (CC) under the Land Use By-law (LUB).
The applicant is seeking amendments to the MPS and LUB to permit a 16 townhouse unit development on a portion of Block B without a ground floor commercial component as required in plan policy. The proposed development of 16 townhouses is proposed to be positioned around an internal courtyard with driveway access to McPherson Road. Approximately 50 percent of the site in this proposal is left non-disturbed with a 20m wide buffer along Shubenacadie Canal.

Process
The application will be considered under the Municipal Planning Strategy Amendment and Development Agreement.
Status
Adjacent property owners will be notified of public consultation. A sign has been posted by the applicant on the subject site advertising the Planning Application. Staff will undertake a detailed review of the application and undertake public consultation prior to sending a recommendation report to Halifax Regional Council. Prior to any considerations on this matter, Regional Council is required under the Halifax Regional Municipality Charter, to hold a Public Hearing. At that time, an additional opportunity for public feedback is provided. Notices of the date, time and location of the Hearing will be advertised in the future.
